A short sale allows the homeowner to avoid foreclosure.
The home is sold for less than the amount owed the mortgage company. This can be a good deal for the buyer, and it can help the seller avoid having a foreclosure listed on their credit record if the lender reports the debt as "paid in full." For a short sale to close, everyone who is owed money agrees to take less (or possibly no money) because the proceeds from the transaction are less than the amount the seller needs to pay the mortgage debt and selling costs.
